Section 21 Abolition
No-fault evictions officially end on May 1st, 2026. Any S21 notices served on April 30th 2026 or before remain valid until July 31st 2026, provided you apply to court in time.
Periodic Transition
Every AST in England automatically becomes an Assured Periodic tenancy on May 1st. You cannot grant a fixed term after this date.
Rent Controls
Contractual rent review clauses are now illegal. You must use the Section 13 process and provide 2 months' notice for all increases.
